Neighborhood & District Snapshots in 2013
Snapshots of a neighborhood or district give you a good perspective on what is happening there. There is always a lot of discussion about how expensive neighborhoods can be but they tend to focus on the very high end of the market. Take for example SOMA, South Beach, & Mission Bay, condos of every price range are found here, including very ultra-luxury properties with extremely high dollar per square foot values which can skew averages / median numbers. I find these snapshots to be helpful as it exposes the quantity of properties at different price points.

The Inner Mission has seen particularly high appreciation as its popularity has soared with young, high-tech professionals. Bernal Heights too has jumped dramatically as families look for alternatives to the increasingly pricey Noe Valley area.

The very central District 5 continues to be a very hot.
Pacific & Presidio Heights, Cow Hollow, and Marina Markets
This area has some of the most expensive single family home prices in San Francisco.
Russian, Nob, and Telegraph Hills Markets
This area has some of the most expensive condos in San Francisco.
